As part of the sustainable flagship project "Mixed-use Project Grünewald" in Luxembourg, we were able to gain valuable insights into the development of holistic sustainability concepts and their integration into the various phases of project development through our long-standing collaboration with William McDonough, an American architect and co-inventor of Cradle to Cradle® ® (circular economy, C2C).
These knowledge and experiences shape and inspire our activities and actions sustainably. We outlined some aspects of the Mixed-use Project Grünewald and lifecycle-oriented planning in this German guest article in the spring of 2019 in "the lobby" magazine of the Austrian Hoteliers Association.

The hotels we advised were predominantly 4-star hotels, many of which were operational at the time of our hotel consultancy. Our consulting portfolio included comprehensive hotel evaluations, operational analyses, and support for change management processes. Mystery checks were also part of our service offerings.
The duration of our consulting projects varied from a few days to a year, depending on the initial situation, the defined goals, and the time frame for successfully implementing the measures developed.
From October 2016 to early 2020, EB Hotel Tourismus Consulting & Management was engaged by the Luxembourg-based Kirchberg Fund for their circular economy-oriented flagship project "Mixed-use, Grünewald district, Plateau de Kirchberg" as a hotel expert, with the following services:
- Evaluation of the Luxembourg hotel market
- Ongoing support and advice on the project's design and feasibility regarding the integration of a hotel with approximately 200 rooms and corresponding infrastructure
- Pre-jury member and involvement in the conception of the public tender documents for investors and hotel operators
The Kirchberg Fund is the public institution responsible for the urbanization and development of the Plateau de Kirchberg, under the supervision of the Minister for Public Works. "Mixed-use" refers to the combination of hotel, residential, office, and retail uses in a building with a gross floor area of approximately 22,600 square meters.
This flagship project is characterized by its strong focus on the principles of the circular economy (Cradle to Cradle - C2C), the project's connectivity to the existing city, landscape, surrounding neighborhoods, and their inhabitants, as well as the co-creative process in project development.
The project's goal is to create a circular economy-oriented central space for various communities and uses, in line with a share-economy society. Key success factors in project development are the planning and implementation of concrete steps towards 100% renewable energy, increased biodiversity, a positive water balance, the health safety of materials, human and ecological well-being, as well as a life cycle-oriented view and the resulting economic evaluation of the project.
As part of the project development, the design of the hotel spaces and the evaluation of their economic and operational feasibility were significant components.
The project was largely led by William McDonough, one of the co-founders of the Cradle to Cradle approach and an American architect. The Grünewald District and the Mixed-use project will serve as an inspiration for urban project development and a model for circular design and thinking.

From October 2015 until the end of 2021, Edgar Bauer acted as the representative of the previous owner of the legendary Südbahnhotel Semmering in Austria. Acting on his behalf and in close coordination with him, Bauer served as the main point of contact for key matters concerning the Südbahnhotel Semmering, including strengthening its brand and selling this unique property to an appreciative investor.
In this context, Bauer was also responsible for the "gentle usage" of this Austrian icon of great historical significance, which had been closed as a hotel since 1976. This involved hosting carefully selected private events and film and media productions, among other activities. During the summers of 2017 to 2021, parts of the Südbahnhotel Semmering served as the stage and backdrop for the Kultur.Sommer.Semmering, under the direction of Florian Krumpöck.
In early 2022, a company belonging to the Christian Zeller Private Foundation acquired the Südbahnhotel Semmering. Bauer accompanied the transition and accompanying change process for several months.
The Hôtel des Postes is a listed building constructed in 1910, situated in an excellent location in the heart of the old town of Luxembourg. Until 2018, it was used by POST Luxembourg as an administrative building and post center.
As part of the considerations for the future use of this historic Renaissance building, one of the options was its use as a hotel. We were commissioned to evaluate the Luxembourg hotel market and to outline the possibilities for the future use of the Post Center as a hotel.
The transformation of the Hôtel des Postes into a "lifestyle hotel" is now being carried out in a partnership between the POST Group as the property owner and ARTEA Luxembourg, with a planned opening in the first half of 2025.
We are currently working on the site selection and, in collaboration with strategic partners, the subsequent development, planning, and implementation of the first hotel in Austria that will be built using straw bale construction.
Ideally, this will be the first step in establishing a consciously sustainable medium-sized hotel chain with unique selling points for all stakeholders in the medium to long term. Hotels constructed using straw bale construction will set concrete and environmentally conscious impulses and contribute to a more sustainable hospitality industry through a lifecycle-oriented approach.
With a hotel built using straw bale construction, we aim to realize an innovative, resource-efficient, and ecologically valuable zero-energy project. Our goal is to make a truly sustainable impact and contribute to the national and international hospitality industry. Key success factors include broad-based sustainability, the operational integration of the cradle-to-cradle concept, regional value creation, a unique atmosphere and sense of well-being, distinctive marketing potential, and above-average profitability.
Straw bale construction is not only suitable for new builds but also for the renovation and expansion of hotels and other buildings. In Austria, straw bale construction is certified and meets all building regulations and requirements.
We have experience in advising church facilities, institutions, and orders in Austria that own properties used as educational institutions and/or student residences.
Our consulting services include evaluating the current status quo of the property's usage and conducting a potential analysis for future-oriented operational optimization of these properties, with customized and individual solution proposals. We also examine the possibility of outsourcing certain services, develop feasibility studies for operational expansions if necessary, and identify suitable scenarios for an external operator solution.
As part of our long-term management of the German website of the Klosterneuburg Monastery Parish, we carried out a comprehensive relaunch at the end of 2022 in collaboration with an external agency.
For this relaunch, we deliberately opted for a modern design. We provided and continue to provide all the content, and update the diverse church activities of the Klosterneuburg Monastery Parish on a daily basis.
In addition, we also manage the Facebook profile of the Klosterneuburg Monastery Parish and regularly update the church service times on the Archdiocese of Vienna micro-page of the Klosterneuburg Monastery Parish. This ensures that the updates are automatically reflected in the "1000Kirchen" app.
